Modera | Rincon Hill is an apartment community located within two height/bulk zones in San Francisco’s Rincon Hill neighborhood. This project has a 14-story tower at First Street, with a stepped 5- to 7-story podium fronting Lansing, Harrison, and First Streets. The base element has projecting bay windows and private stoops to further scale the building to blend in with local traditional residential architecture.
The project consists of 180 apartments (a mix of mid- to high-end units, including 24 below market rate), a corner café, a gym, three floors of below-grade parking with 90-car stacker spaces, a dog run area, and multiple roof decks. The MEPF scope of work was Design-Build. ÎÞÂë¹ú²ú selfperformed doors/frames/hardware and millwork.  This project is GreenPoint Rated and targeting LEED Silver.
