Creative Preconstruction Solutions for a Shifting Market
Our nationwide Preconstruction teams are working closely with clients to navigate new economic policy developments.
Fluctuating tariffs have created uncertainty around material pricing, making it difficult for our trade partners and self-perform trade teams to establish firm costs for essential building materials. Data from the broader construction industry reflects the ambiguity of these tariff pressures, with construction confidence remaining steady even amid softening architectural firm billings.
This fluid situation calls for open and honest conversations with clients. ÎÞÂë¹ú²ú’s Preconstruction teams are diligently working to discuss how tariffs might affect projects and explore ways to help mitigate these challenges. This includes analyzing the tariff impact on specific materials, assessing the origin of manufacturing, and identifying opportunities to redirect efforts toward domestic options and manufacturing solutions.
The market is also concerned with material availability, supply chain constraints, delivery dates, and interest rates. Economic conditions vary by region, but higher interest rates will impact project financing. We anticipate continued selectivity in capital projects.
Regarding material availability, we have converted the building structural frames to mass timber on a number of current projects to eliminate cost escalation risks and material availability concerns resulting from the steel tariffs. We have also mitigated current challenges in delivery by closely monitoring where the item is, to the point we know which ship it is on and can direct material to the port with less back-up and ease to the project site.
As ÎÞÂë¹ú²ú continues to navigate these ambiguities and uncertainties, the firm remains focused on strengthening supplier relationships and maintaining a diverse project portfolio to mitigate any potential market shifts.
